Hong Kong has some of Asia's highest rents, but students still have options across halls, flatshares and private units. Below is a breakdown of housing types, rent ranges, popular areas and lease tips.

Housing Types

  • On-campus hall: HK$10,000–18,000 / semester, utilities included, limited spots
  • Off-campus student residence (Y-Loft, Greenview Court): HK$6,000–12,000 / month
  • Flatshare: HK$5,000–9,000 / month per bedroom, shared kitchen & bath
  • Subdivided flat: HK$5,500–9,000 / month, private bath, very small (80–150 sqft)
  • Whole flat: HK$13,000–25,000 / month (1-bedroom), good for 2–3 sharers
  • Serviced apartment: HK$15,000–25,000 / month, short-stay friendly, furnished

Signing the Lease

  • Verify landlord ownership — ask for water bill or rates demand
  • Stamp duty is the tenant's responsibility; can be filed online with IRD
  • Understand fixed + break terms (usually 1+1 years); breaking the fixed term still incurs rent
  • List all furniture & appliances; photograph the unit on move-in
  • Confirm who pays management fee, rates and government rent
  • Keep the deposit receipt; landlord must refund within 14 days if no damage
  • Never pay before meeting the landlord — beware of rental scams
